The beautiful Bertocci property in Wolcott offers scenic views of Mt. Mansfield, the Worcester Range, and Mt. Elmore. The 170-acre property has an easement that conserves 107 acres of managed forest and 51 acres of hayfields. It also contains a small pond and a brook as well as two two-acre homestead site. Hikers, hunters, and skiers enjoy the rolling nature of the property, which provides excellent cover for deer. 

The conservation easement was conveyed to the Northern Rivers Land Trust in August 2020 with substantial frontage on the east and west sides of East Hill Road. The Bertocci siblings—Philip, Paul, Linda Nayer, and Andrea Webber—signed the easement to protect the property forever for its undeveloped, unfragmented, and unspoiled condition. They wanted to preserve its high scenic, low-impact recreational, forestry, wildlife habit, and agricultural values. 

The land has been of particular interest to the NRLT because it sits within two miles of a variety of large parcels already managed for conservation. This upland corner of Wolcott features several important natural areas, including Bear Swamp, Wolcott Pond, and the East Hill Wildlife Management Area (WMA). 

In 2020 the Bertoccis sold 79 acres of the conserved land to long-time neighbor RonLeroux. Under the terms of the easement, Ronwill continue permitted forest management practices and maple syrup production.
